Known as the Cultural Coast, Sarasota in southwest Florida has always been a popular destination for its arts and entertainment, abundance of waterfront and scenic parks. Sarasota holds a special charm for both visitors and locals alike, and it’s not just the crystal sands of the #1-voted Siesta Key beach. Having received accolades as one of the happiest and healthiest cities in the country, it has much more to offer! Let’s look more at this dynamic city and see why U.S. News & World Report ranks Sarasota as one of the most desirable places to live.

Located an hour from Tampa and two hours from Orlando, Sarasota’s desirable year-round temperatures have made it a go-to place for every age demographic. The historic Ringling Estate is also a definite must see in the area. As the co-founder of the Ringling Bros., John Ringling played a major part in the flourishing of Sarasota’s culture. The 66-acre estate includes a 21-gallery museum, his historic home known as the Ca’d’Zan, a circus museum, Bayfront gardens, and Sarasota’s most storied theater. Seated on Sarasota Bay, the museum grounds are surrounded by natural wonders, and the courtyard offers a breathtaking view of the impeccable gardens. Ringling formed his significant art collection as he traveled Europe searching for circus acts, and in keeping with Sarasota’s cultural roots, opened the Museum of Art in 1931 to educate and encourage young people to appreciate the arts. In addition to the Ringling Museum, a plethora of Broadway performances, opera, and world class ballet make Sarasota a cultural pearl.

Natural Beauty

From the #1 ranked Siesta Key Beach to the Marie Selby Botanical Gardens, the city of Sarasota encompasses a compelling amount of nature settings. Visitors can explore the mangrove tunnels off Lido key by kayak, and witness the various species of seabirds on the many rookeries that dot the islands. South Lido park also features a hiking trail along the shore that leads into the expansive canopy. Walk close to the shore and you might see dolphins feeding near a sandbar. The Myakka River State Park is a greatly popular area for boating, fishing, kayaking, and other outdoor activities. A plethora of private and public golf courses are available for those looking to spend the day on the putting green.

Bayfront Lifestyle

Sarasota’s true sweet spot is the Bayfront District. A significant revitalization project for the 53-acre, city-owned site, The Bay initiative is currently in place to bring more accessibility to the area as a welcoming community destination. Some of these exciting features include the Sunset Boardwalk, new performing arts facility, recreation pier, and a pedestrian-only walkway over the water, composed of translucent bridges that allow views of the Gulf below. The plans also feature 1.5 acres of open space with exercise trails for pedestrians and cyclists.

The exciting Quay Sarasota is part of this new dynamic vision as a vibrant lifestyle center designed to connect downtown, the Rosemary District, and The Bay. This 14-acre waterfront district will include a blend of luxury residential such as Bayso – the area’s newest condominium, upscale retail, waterfront dining, boutique hotel, and state-of-the-art office space in a scenic waterfront setting. The key concept behind The Quay and the Bayfront District plan was to give the public walkable access to the bayfront through the Multi-Use Recreational Trail, while keeping the natural beauty of Sarasota alive.

The Charm of Downtown

Easily accessible from the Bayfront area, downtown Sarasota offers endless options for shopping, dining and entertainment. Main Street and the surrounding area offers unique shops and decadent restaurants. For music fans, there is always a band playing at the historic Gator Club or at Sarasota’s own Jazz Club. Stroll Palm avenue for luxurious boutique shopping, five-star restaurants, and eclectic art galleries. Bayfront Park, located just blocks south of downtown, is a great place to stroll and catch a sunset. It’s also a wonderful place to walk your best furry friends.

Some of the best healthcare physicians in the world are located in Sarasota. Ranked by U.S. News as the #1 hospital in the Sarasota/Bradenton region, Sarasota Memorial Hospital is one of the largest healthcare systems in Florida, and the hospital’s Medical Staff includes more than 1,400 credentialed providers who represent 60 specialties.

Now accepting reservations, here’s a look at Sarasota’s most anticipated condominium.

Ranked as one of the Healthiest and Happiest Towns in America by National Geographic, it’s no wonder demand continues to grow for Sarasota’s walkable, waterfront lifestyle. Kolter Urban, the developer behind The Ritz-Carlton Residences Sarasota, VUE Sarasota Bay and Mark Sarasota has recently unveiled its newest Sarasota condominium — Bayso.

Walkability is one of the community’s highlights as it is located in one of the most dynamic areas of Sarasota. Bayso will be built adjacent to the Ritz-Carlton Residences Sarasota in the heart of the Quay Sarasota Waterfront District: a 14-acre, mixed-use destination featuring a blend of luxury residential, upscale retail, boutique hotel, and state-of-the-art office space in a scenic waterfront setting. The Quay, by GreenPointe Developers, borders the waterfront harbor of Sarasota Bay to the west, the Avenue of the Arts to the north and the trendy Rosemary District to the east.

“Bayso will give residents a unique opportunity to live in a vibrant waterfront district, with a convenient walkable, downtown lifestyle,” says Brian Van Slyke, regional president of Kolter Urban. “It’s the best Sarasota has to offer in terms of dining, entertainment and the arts.”

Bayso’s 149 residences will offer two- and three- bedroom floorplans ranging from 1,600 sq. ft. to just under 2,500 sq. ft. Seven penthouses will also be offered ranging from 2,500 sq. ft. to just under 4,000 sq. ft. Beyond the access-controlled entry points residents will enjoy striking modern design and innovative amenities. Dramatic 10’ ceilings with full height sliding glass doors will showcase both the cityside and waterfront views seen from Typical Plans. Plaza Level Ceilings reach up to 11’, and Penthouses up to 12’. Contemporary living spaces will include open great room designs with chef-inspired European kitchens, luxurious spa-like bath retreats with Grohe features and wide outdoor terraces.

Designed to facilitate a carefree, comfortable lifestyle, Bayso will also provide private amenities and services. On the fifth level of the 18-floor building, an elevated Splash Lounge will open to a resort-style pool and spa deck with inviting cabanas that overlooks Sarasota Bay. Entertainment areas and an outdoor kitchen will be available for residents seeking a quiet sanctuary. The lobby level’s formal Residents Club Room will be the social centerpiece for gatherings, events and parties, complete with a catering kitchen and bar for entertaining.

In addition to these highly sought-after amenities, residents will also enjoy a State-of-the-art Fitness Center, private dog park, Resident Board Room for private business meetings, on-site property management as well as dedicated lobby staff.

Bayso was designed by the renowned SB Architects, with its global headquarters in San Francisco. Premier Sotheby’s Realty has been selected as exclusive sales representation for Bayso. The Preview Gallery is located on the ground level of The Westin, Sarasota. Now accepting reservations, construction on the innovative tower is scheduled to begin Mid-2021, with expected completion by Fall of 2023.

Another residential tower could be coming to the Quay Sarasota site along the bayfront.

The City of Sarasota’s Development Review Committee recently reviewed plans for Bayso, an 18-story, 150-unit building slated for the south end of the property at U.S. 41 and Fruitville Road. Units in the building will range from 1,600 to 4,000 square feet, with prices starting at $800,000.
City staff offered some technical feedback to the initial site plan at a June 17 meeting, according to a story in the Sarasota Observer, sister paper of the Business Observer. Planning Director Steve Cover was mostly positive about the proposal and encouraged the developer to consider more ambitious designs for landscaping and screening the building’s parking garage.

“You really have an opportunity to do something spectacular here, since this is part of the main entrance to the Quay site,” Cover said, according to the Sarasota Observer.

The Kolter Group is the developer behind the Bayso project. The Kolter Group is responsible for another high-rise on the Quay site: The Ritz-Carlton Residences, an 18-story, 73-unit building on the waterfront north of The Ritz-Carlton, Sarasota. Kolter also developed The Mark, an 11-story mixed-use project at State Street and Lemon Avenue.

“We think we’re very well positioned in terms of size of our units and price point,” Kolter Urban Regional President Brian Van Slyke said. “Some of our competition in Sarasota is offering larger units for sale, but we think we’ll be filling a need in a currently underserved market.”
In February, the city’s Planning Board approved plans for a 12-story building with 241 apartments and 12,750 square feet of ground floor retail on blocks two and three of the Quay site, which fronts U.S. 41 north of Fruitville Road.

Developer Kolter Urban has launched virtual sneak previews of its planned 149-unit luxury condominium tower, Bayso Sarasota, via Zoom meetings with prospective buyers.

Bayso Sarasota will be adjacent to The Ritz Residences Sarasota, Kolter Urban’s luxury tower that is nearing completion before year end at the Quay. The Delray Beach-based company also developed two other recent high-profile downtown residential projects: the Vue and Mark, Sarasota.

It’s a soft “sneak peek” rather than a formal launch, says Ed Jahn, senior vice president in charge of sales and marketing, due to the challenges of launching a major project during the COVID-19 crisis. “Everyone is concerned with what our country and the world are dealing with right now,” he says. “We’re doing everything we can do to be being respectful of people’s needs, safety, wellness—both our buyers and our employees.”

A preview center has opened at the nearby Westin Hotel. Interested people can contact Gregg Center of Premier Sotheby’s International Realty, who is representing Bayso for Kolter, at (941) 220-0828. Center will either meet by appointment with interested people in-person or offer a Zoom meeting to walk them through the project. He expects most people will opt to meet virtually.

Groundbreaking for Bayso Sarasota is expected in late 2020, with completion expected in 2023. Eleven two- and three-bedroom floor plans at 1,600 to 2,600-plus square feet will be offered, priced from the $800,000s. In addition, there will be seven penthouses of 2,500 to almost 4,000 square feet, priced up to just over $3 million. Among the amenities will be an elevated resort-style pool, fitness center, residents club room with catering kitchen, and private dog park.

The Kolter Group, flush from its success in delivering the mixed-use The Mark in downtown Sarasota, plans to embark on a new condominium tower in the city later this year.

Bayso Sarasota will rise 18 stories on the waterfront Sarasota Quay property and be adjacent to another Kolter Urban project, the 73-unit Ritz-Carlton Residences now under construction. Units there range in price from $2 million to more than $5 million.

Bayso will contain 150 residences priced from the $800,000s, including eight penthouse units. Unit sizes will range from 1,600 square feet to nearly 4,000 square feet.

“The Mark was received very well, we’ve sold out there, and Bayso will be similar from a product standpoint,” says Brian Van Slyke, a Kolter Urban regional president for Florida’s West Coast.

In addition to 157 residences, The Mark also contains about 50,000 square feet of office and ground-floor retail space. Bayso will not contain any retail space.

Kolter’s project also comes as a number of new residential offerings have either begun construction in downtown Sarasota or are about to break ground.

Most notably, a team led by Sarasota-based Ascentia Development Group that also includes Tampa’s Dr. Kiran Patel is planning a 56-unit, luxury offering nearby known as Auteur adjacent to the 294-room Hyatt Regency Hotel. Patel, acquired the Hyatt Regency for $75 million in 2016.

The 18-story Auteur project, slated for completion in 2024, is being designed to maximize water views of Sarasota Bay. Its units will seek prices from $2 million to $5 million. The company has launched a virtual marketing campaign on its website in response to the Coronavirus pandemic and will provide information on the project over the telephone or via a virtual visual presentation.

Also nearby, Core Development Inc. is constructing a 49-unit condo tower called BLVD that highlights expansive outdoor terraces and living areas.

Still, Kolter contends its Bayso project will succeed by balancing price point and unit size and differentiate it from the competition.

“We think we’re very well positioned in terms of size of our units and price point,” Van Slyke adds. “Some of our competition in Sarasota is offering larger units for sale, but we think we’ll be filling a need in a currently underserved market.”

The Delray Beach-based Kolter has filed a site plan for approval with Sarasota officials and plans to acquire the roughly one-acre Bayso property from Quay master developer GreenPointe Holdings LLC, of Jacksonville, in May.

In 2018, Kolter paid $19.3 million for a roughly one-acre tract where it is building the Ritz-Carlton Residences.

Kolter intends to complete the Bayso development from an SB Architects design that features “expansive terraces with glass balcony railings” meant to extend living areas outside of individual units by early 2023.

In addition to its location within the Quay, a $1 billion project slated to contain more than 700 residences, retail and office space, a hotel and greenspace, Bayso will offer “a resort-style pool and spa deck with inviting cabanas, entertainment areas and an outdoor kitchen” as well as a “state-of-the-art fitness center,” residents’ club room and a private dog park and wash.

It also will contain amenities such as individual climate-controlled storage lockers and a “dedicated lobby staff to service residents.”

Previously, SB Architects designed Kolter’s 41-story One St. Petersburg condo tower and hotel in downtown St. Petersburg and the 18-story Ritz-Carlton Residences.

But in a break with its past, Kolter has tapped Premier Sotheby’s International Realty to market the Bayso project. Kolter’s previous Sarasota projects have been listed by Michael Saunders & Co.

“We felt they could provide access to a lot of our target buyers, and they’re going to develop a great sales center as part of the sales efforts,” Van Slyke says of Premier Sotheby’s.

In all, Kolter’s urban division has either completed or is planning more than $3 billion worth of developments along the Gulf Coast.

In addition to its Sarasota projects — a list that also includes the 18-story Vue Sarasota Bay condo tower and Westin Hotel, besides The Mark — and One St. Petersburg, Kolter also is planning a 35-story residential offering in downtown St. Petersburg known as Saltaire.

Like Bayso, the roughly $250 million Saltaire, which is slated to contain 192 residences priced from $850,000 to more than $1.6 million at 330 Beach Drive NE, has yet to break ground.
